Palos Verdes Area Information

The Palos Verdes Peninsula occupies a 26.3 square mile area south of the city of Torrance and bounded by the Pacific Ocean on the West and South. Palos Verdes is the Spanish name for the Indian term “green trees.” The peninsula is almost entirely residential. There are no hotels, motels, hospitals or major industries on the Peninsula. The Palos Verdes Peninsula consists of four incorporated cities and two unincorporated areas; the cities of Palos Verdes Estates, Rolling Hills, Rolling Hills Estates, and Rancho Palos Verdes and two unincorporated areas – Academy Hill and Westfield which are located off Palos Verdes Drive North. The Palos Verdes school; district is recognized as one of the top school districts in the state. The average winter temperature is 67 degrees F, the average summer temperature is 80 degrees F.

The City of Rolling Hills is a private gated community with three guarded entrances which control access to this City. The city was incorporated in 1957 and maintains an equestrian environment and lifestyle found only “Behind the Gates” as know by south bay residents. The city is an equestrian community characterized by one-story rambling ranch style homes, private roadways and white railed fences. The population of only 1871 yields a very low population density, the city occupies approximately 13.1 sq miles on 1,889 acres with 500 homes. The city is situated in the central part of the peninsula. The median annual household income is approximately $200,000, highest on the peninsula. The minimum lot size here is one acre with larger parcels available among the 650 home sites. No business or industry is available in the city.

The City of Palos Estates is a city with a population of 13,340 as of the 2000 census The city was Incorporated in 1939. It is the oldest residential community on the peninsula. There are 849 acres dedicated as parkland giving the city the reputation as a “garden suburb.” The city occupies 4.8 Sq Miles and wraps around the Northwest portion of the peninsula and overlooks the South Bay Beach Cities. Palos Verdes Estates includes some of the most extravagant homes in the state located on larger properties, many of which have dramatic views of the Santa Monica Bay.

The City of Rancho Verdes Estates was
incorporated in 1973 with a population of 42,126, land area is 13.7 square miles. The annual median household income in 2000 was $95,503. The city has an irregular boundary wrapping around most of the peninsula, the southern part of Rancho Palos Verdes has a large number of view properties, on the western part of the peninsula . The eastern part of Ranho Palos Verdes which follows the winding path of Palos Verdes Drive East. The views from his side of the peninsula includes views of San Pedro and the Los Angeles Harbor.

The City of Rolling Hills Estates is located in the Northern central part if the peninsula and known for its equestrian trials. White railed fences line most roads including Palos Verdes Drive. The population of city is approximately 7900, the land area is 3.6 sq miles, The median annual household is approximately $109,000. Rolling Hills Estates became the 60th city in Los Angeles County in 1957. Though small, with a population of 3,500 at that time, its residents were committed to their rural atmosphere and open spaces. The city was enlarged in 1959 with the addition of the Montecillo, Chandler Quarry, Country Club Estates, and the northern Masongate areas in the eastern and western portions of the city. During the early 1960´s, other areas were also added to the city, including: the Peninsula Center, Harbor Sight, the Ranch, Rolling Hills park Estates, Highridge, Hillcrest Manor, Hillcrest Meadows, Terraces, Cresta Verdes and more.
